Job description

The Employer is: QUAKER SERVICE. Quaker Service are currently recruiting a Facilities Maintenance Coordinator to work across its sites in Greater Belfast. The successful candidate should have experience of undertaking general building or maintenance work. The primary objective of the Facilities Maintenance Coordinator is the responsibility for repairing and maintenance of its buildings and sites in Greater Belfast including: Quaker Cottage on Black Mountain (residential cottage and family centre). Offices and charity shop at 541 Lisburn Road. Offices and future development at Frederick Street, Quaker Meeting House in Belfast city centre. Allotment plot in Carryduff. Key duties will include: To provide efficient and effective maintenance and development support for the charity including ensuring the security and general appearance of the buildings and surrounding areas are maintained in line with requirements. Ensure that heating and alarm systems operate at optimum efficiency liaising with contractors to ensure certifications are provided to evidence testing if required. You will be expected to observe safe working practices in carrying out the required duties and ensure that instructions specified by technical consultants, contractors and manufacturers are adhered to.

Responsibilities

  • General maintenance: Removal of rubbish/debris/weeds onsite, power hosing, changing light bulbs, low-level painting, minor works and repairs, general cleaning, assisting in tendering/procurement, volunteer supervision, strimming/grass-cutting etc.
  • Perform routine and scheduled maintenance of all sites internally and externally. This includes basic plumbing, joinery, regular painting and decoration work. All gas, electrical and complex plumbing should be carried out by registered trades.
  • Electrical - Within your capabilities and competence, and liaising with electrical contractors.
  • Painting as required, both internal and external.
  • Joinery - First line maintenance of fixtures and fittings, e.g. tightening screws on window hinges, maintenance on door handles and closers, minor repairs, putting up rails, repairing fences etc.
  • Basic plumbing - To clear or arrange to clear blockages, remove foreign matter from sinks, toilets, drains, kitchen grease traps etc.
  • To ensure all equipment, machinery and buildings are secure.
  • Arrange for the servicing and maintenance of electrical installation, fire alarm, boilers, smoke detection installation and emergency lighting.
  • Arrange for servicing of the septic tank at Quaker Cottage.
  • Arrange for contractors to update or provide asbestos surveys, fire risk and wood-burning stove assessments, and Legionella risk assessments.
  • Source costings for Disability Discrimination Act Access assessments for all buildings.
  • To dispose of waste materials in a safe, hygienic manner ensuring that it is available for collection as required.
  • To report emergencies in the case of faults with gas, electric and water supply to the Chief Executive.
  • Supervise volunteer work parties.
  • Organising and sourcing quotations for works from outside agencies and trades in line with the charity procurement policy.
  • Maintaining good relationships with neighbours on Black Mountain.
  • Adhering to company health and safety policies and processes.
  • Play an active role within the Quaker Service community by active participation in team planning days and other such events.
  • Contribute to team development by attending team meetings and training programmes as required.
  • Attend meetings of and contribute to supervisions and support.
  • Produce basic reports and maintenance schedules.
  • To always maintain confidentiality.
  • To carry out any other reasonable duties as required.

Skills and Qualifications

Essential Skills

  • Previous maintenance and general repair experience required.
  • Ability to work as part of a team and independently.
  • Excellent time management skills and ability to work to tight deadlines.
  • Good organisational skills and ability to work on a variety of tasks.
  • High level of attention to detail.
  • Basic computer skills for simple reports and records.
  • Excellent interpersonal skills.
  • Demonstrate enthusiasm, flexibility and a 'can do' attitude.
  • Full UK driving licence and access to a vehicle (a minibus is available for some tasks).

Desirable Skills

  • 1 year of relevant experience in a similar role i.e. Handyperson/Labourer or equivalent.
  • The ability to use, repair and maintain machines and tools.

Further Information

Although this is a part-time temporary opportunity, hours may be extended and it could lead to a permanent position. The job advert may end before the closing date if requested by the employer.
