Job description

The Outwork Manager will be at the heart of our property services business. We need someone who will: Help to ensure delivery of a high-quality grounds and property maintenance service to our clients and customers. Manage and support our crews to do their best by monitoring quality of delivery, health and safety, and equipment. Help grow the business by pricing jobs and acquiring additional business. Reporting to the Director, you will be responsible for the management of our crews. Turnaround currently operate 3-4 crews, usually comprised of Crew Supervisors, Supervisor’s Assistants and two or three Crew Operatives. Together we ensure that when Outwork commits to delivering a contract, we deliver it well, showing that people who have served sentences can do an excellent job and can turn their lives around, making a positive impact for individuals and for the community. All posts in Outwork require personal drive and commitment, our staff utilise their technical and people skills to get the very best out of the crews that they are leading on the ground. This includes helping to promote good working practices, compliance with policies and procedures, and ensuring that appropriate health and safety measures are in place and observed wherever Outwork’s work crews are deployed. .

Responsibilities

  • The Outwork Manager is a working manager role, which will mean you will be responsible for both the practical delivery of services with crews, working alongside them, as well as managerial oversight of Outwork.
  • Ensuring timely delivery and completion of contracts to expected quality standards.
  • Line management and performance management of directly employed staff, including facilitating team meetings.
  • Health and safety, risk management assessment and incident monitoring to ensure safe working environments for crews.
  • Pricing, selling, and managing the delivery of the grounds maintenance, landscaping and property maintenance work, and assessing when additional grounds maintenance work is required on sites.
  • Monitoring and organising vehicle and equipment repair and servicing, to ensure continued delivery of contracts throughout the year.
  • Purchasing materials and equipment as and when required and as appropriate.
  • Providing training and supporting our transitional employees to develop employment-related practical and soft skills, readying them to take up conventional employment.
  • Ensuring Outwork delivers services in line with budgets.
  • Engaging with Turnaround Project staff, particularly the Coach, to ensure that the training or other needs of transitional employees are met.
  • Complying, at all times, with safeguarding policies and procedures and raising concerns appropriately to relevant personnel.
  • Promoting the Turnaround Project and its enterprises, by taking opportunities to raise awareness of our social impact, activities, and outcomes.

Skills and Qualifications

Essential Skills

  • A minimum of at least three years relevant experience in grounds maintenance, amenity horticulture, property maintenance or similar, including the use of mechanical plant and equipment, attachments and tools. 
  • Management or supervisory qualification NVQ level 3 or equivalent and a minimum of three years relevant experience of developing and supervising others to deliver grounds maintenance, amenity horticulture, property maintenance or similar projects. 
  • Hold a full (i.e. not provisional) current UK driving licence.  This criterion may be wavered, if a disability prohibits driving.  In this case, please demonstrate how you would meet the transport requirements of this post. 
  • Experience of operating in a commercial capacity. 
  • NEBOSH qualification or willingness to complete within first three months of joining Turnaround/Outwork. 
  • Experience of dealing with clients/customers in a frontline service setting. 
  • Five GCSEs grade C or above (or equivalent) including Maths and English.  
  • Five years relevant experience of developing and supervising others to deliver grounds maintenance, amenity horticulture, property maintenance or similar projects. 

Desirable Skills

  • Hold a driving licence that permits car and trailer combinations in Category B and E.
  • Experience of working with people who have experienced barriers to employment / long-term unemployment.
