Kingston Berkeley is seeking an experienced and proactive Property Manager to join our growing team. You will manage a portfolio of residential properties, ensuring they are well maintained, fully compliant, and delivering an excellent standard of service to both landlords and tenants. This is a key role within the business, requiring strong organisation, attention to detail, and the ability to manage multiple priorities in a fast-paced environment. Flexible working arrangements are available for the right candidate.
Responsibilities
- Manage a portfolio of residential properties to a high standard.
- Prepare properties for new tenancies, including inventories and schedules of condition.
- Carry out routine, interim, and end-of-tenancy inspections.
- Oversee all maintenance requests from reporting through to completion.
- Liaise with tenants, landlords, and contractors to ensure timely and effective resolution of issues.
- Distinguish between fair wear and tear, maintenance issues, and tenant damage.
- Ensure all works are completed to a satisfactory standard.
- Conduct monthly compliance and fire safety checks for HMO properties.
- Act as the main point of contact for tenants, providing professional and empathetic support.
- Assist with lettings processes including viewings, referencing, and tenant selection.
- Support tenancy renewals and ongoing property management operations.
Skills and Qualifications
Essential Skills
- Strong understanding of property maintenance and landlord/tenant legislation.
- Minimum 3 years’ experience in property management or residential lettings.
- Excellent communication and customer service skills.
- Strong organisational and time management abilities.
- Confident using property management software and IT systems.
- Detail-oriented approach.
- Ability to manage a varied workload independently.
Desirable Skills
- Experience managing HMO properties.
- Knowledge of NI housing compliance standards.
- ARLA qualification (or working towards).
- Experience in lettings, referencing, or tenancy progression.
- Maintenance coordination or facilities management experience.
