Job description
The Technical Building Surveyor is responsible for diagnosing defects in buildings, specifying appropriate remedial works and producing clear, defensible survey reports that clients and their professional advisers can rely on. The postholder will survey residential, commercial and heritage properties, identify the underlying cause of dampness, timber decay, water ingress and structural movement, and prepare specifications and quotations that deliver a durable, correctly designed solution. This is a technically demanding, client-facing role. It suits someone who takes diagnostic accuracy seriously, who can explain complex building pathology to a non-technical homeowner and to a chartered surveyor equally well, and who understands that the cheapest specification is not always the right one
Responsibilities
- Survey and diagnosis.
- Carry out detailed condition and defect surveys of residential, commercial, heritage and listed properties.
- Diagnose the cause and extent of rising damp, penetrating damp, condensation and mould, wood-boring insect attack, wet and dry rot, water ingress below ground, and associated structural defects.
- Use and correctly interpret diagnostic equipment including moisture meters, hygrometers, thermo-hygrometers, borescopes, calcium carbide meters and salt analysis, and understand the limitations of each.
- Distinguish between symptoms and causes, and resist specifying treatment where the correct answer is building repair, ventilation improvement or moisture management.
- Specification and design.
- Prepare technically sound remedial specifications for damp-proofing, timber treatment, structural repair and waterproofing works.
- Design structural waterproofing solutions to BS 8102, including selection of waterproofing type, drainage, and consideration of maintenance and risk.
- Discharge designer duties under the CDM Regulations, including design risk assessment and provision of pre-construction information.
- Specify only systems and products the company is competent and accredited to install, and within manufacturer and PCA guidance.
- Reporting and client management.
- Produce clear, accurate, well-evidenced written survey reports, photographic schedules and sketches, to agreed turnaround times.
- Prepare measured quotations and costings from survey, working with the Estimator where required.
- Present findings and recommendations to homeowners, managing agents, architects, chartered surveyors, main contractors and insurers.
- Technical support and quality.
- Provide technical support to site teams during works, attend site to resolve queries and inspect completed works.
- Support the company's PCA membership, guarantee scheme requirements and quality accreditations through accurate record-keeping and compliance with codes of practice.
- Investigate and advise on remedial or warranty callbacks.
- Keep technical knowledge current through CPD and contribute to the technical development of colleagues and apprentices.
- Work safely and comply with all health and safety requirements, including working at height, confined spaces, asbestos awareness and lone working procedures.
- Travel to sites across Northern Ireland, the Republic of Ireland and London, including occasional overnight stays.
- Any other duties commensurate with the role and grade.
Skills and Qualifications
Essential Skills
- A minimum of a Level 4 qualification (HNC or above) in Building Surveying, Construction, Civil Engineering, Building Science or a closely related discipline; OR a current PCA-recognised technical qualification (CSRT, CSTDB or CSSW)
- OR a minimum of five years' relevant experience in a surveying or technical role within the remedial, preservation or building repair sector.
- A minimum of two years' experience carrying out building surveys and producing written technical reports.
- Demonstrable experience of diagnosing defects in buildings, and of specifying remedial works.
- Experience of dealing directly with clients or other building professionals in a technical advisory capacity.
- Working knowledge of building construction and building pathology, including traditional and modern construction methods.
- Ability to produce clear, accurate written reports for both technical and non-technical audiences.
- Competent in the use of IT including Microsoft Office and survey reporting software.
- Understanding of health and safety responsibilities on construction sites, including CDM duties.
- A full current driving licence
- Willingness and ability to travel to and work in Northern Ireland, the Republic of Ireland and Great Britain, including occasional overnight stays.
- Eligibility to work in the UK, and to travel to and work in the Republic of Ireland.
Desirable Skills
- These will be used to shortlist further if a high volume of applications is received, and will be assessed at interview.
- CSRT (Certificated Surveyor in Remedial Treatment) held on appointment.
- CSSW (Certificated Surveyor in Structural Waterproofing) held on appointment.
- CSTDB (Certificated Surveyor of Timber and Dampness in Buildings) held on appointment
- A degree in Building Surveying or a related discipline.
- Chartered or working towards chartered status with RICS, CIOB, CABE or CIAT.
- Experience surveying listed, heritage or traditionally constructed buildings, and knowledge of breathable and lime-based remedial approaches.
- Experience of specifying and designing Type A, B and C waterproofing systems to BS 8102.
- Experience of preparing costed specifications or quotations from survey.
- Experience of structural repair work such as crack stitching, lateral restraint, beam replacement or resin anchoring, or other similar types of works.
- Knowledge of the relevant standards and guidance governing remedial works, such as BS 8102 (protection of below-ground structures), BS 6576, BRE guidance and PCA Codes of Practice.
- Experience of expert witness, pre-purchase or dispute-related reporting.
- Current CSR / CSCS card.
- Experience of thermal imaging and its correct application in damp and condensation diagnosis.
- 14. Practical experience supervising or managing joinery, roofing, lead work or other relevant specialist construction works
