Job description

The Contracts Supervisor is responsible for the day-to-day supervision of live contracts on site, ensuring that specialist remedial works are delivered safely, on programme, within budget and to the specified technical standard. Working under the direction of the Technical Surveyors, the candidate will supervise directly employed teams and approved subcontractors across multiple concurrent sites, maintain site records and compliance documentation, act as the first point of contact for clients and residents on site, and protect the quality of workmanship that underpins Stronghold’s guarantees and reputation.

Responsibilities

  • Supervise the day-to-day delivery of multiple live contracts, ensuring works proceed in accordance with the agreed programme, specification and method statement.
  • Carry out pre-start site visits to confirm access, scope, site conditions, welfare provision and any constraints before mobilisation.
  • Allocate labour, plant, materials and equipment efficiently across sites and adjust resourcing in response to programme changes.
  • Set out and brief each squad at the start of works, ensuring operatives fully understand the scope, sequence, specification and quality expectations.
  • Monitor progress against programme, identify slippage early and report it to the Contracts Manager with a proposed recovery plan.
  • Ensure sites are set up, maintained and handed back in a clean, safe and presentable condition.
  • Interpret survey reports, drawings, specifications and schedules of work, and ensure they are followed accurately on site.
  • Carry out documented quality inspections at key hold points and on completion, recording evidence by photograph.
  • Identify and escalate variations, unforeseen conditions or defective substrates promptly, with clear supporting information for pricing.
  • Support the resolution of defects, remedial call-backs and guarantee claims, establishing root cause and preventing recurrence.
  • Take day-to-day responsibility for health and safety on assigned sites, in line with company policy and current NI, ROI and UK legislation.
  • Prepare, communicate and monitor compliance with risk assessments and method statements (RAMS), and carry out task-specific briefings and toolbox talks.
  • Ensure the correct use, inspection and storage of PPE, RPE, access equipment, plant and hazardous substances, including full COSHH compliance for biocides and chemical treatments.
  • Conduct site safety inspections, record findings and close out actions within agreed timescales.
  • Report and assist in the investigation of accidents, incidents and near misses.
  • Ensure waste is segregated, stored and disposed of lawfully, with duty-of-care documentation retained.
  • Support compliance with PCA membership requirements, Safe-T-Cert type accreditations and client-specific site rules.
  • Provide clear, consistent leadership to site operatives, setting expectations for conduct, timekeeping, workmanship and customer care.
  • Verify that all operatives and subcontractors hold current, valid cards, tickets, training certificates and insurances before starting work.
  • Monitor subcontractor performance against agreed scope, programme and quality standards, and report shortfalls.
  • Support the induction, mentoring and on-site development of apprentices, trainees and new operatives.
  • Identify training and qualification needs within the squads and feed these to the Contracts Manager.
  • Complete and submit accurate daily/weekly site records, labour returns, timesheets, plant records and progress reports.
  • Record variations, delays, additional works and dayworks to support valuation and account settlement.
  • Order and reconcile materials to minimise waste, over-ordering and cross-site shortages.
  • Assist the Contracts Manager and Quantity Surveyor with information required for valuations, final accounts and handover documentation.
  • Act as the on-site representative of Stronghold Preservation, presenting a professional image at all times.
  • Liaise with clients, homeowners, tenants, main contractors, architects and surveyors, keeping them informed of progress and disruption.
  • Handle on-site queries and complaints calmly and constructively, escalating where necessary.
  • Show particular sensitivity when working in occupied domestic properties, listed and heritage buildings, schools, healthcare settings and other live environments.

Skills and Qualifications

Essential Skills

  • A minimum of three years' recent experience supervising site-based operatives within construction. Demonstrable knowledge of various construction technical standards, through a trade background, or other building experience.
  • Ability to interpret and work from survey reports, technical specifications, drawings and schedules of work. Practical working knowledge of risk assessments, method statements, COSHH and safe systems of work, with experience of briefing operative.
  • Interpersonal and communication skills, with experience of dealing directly with clients, homeowners or main contractors. Competent in the use of IT, including email, mobile applications and the completion of digital site records and reports.
  • A full, current driving licence valid in the UK and Ireland.
  • Willingness and ability to travel regularly across Northern Ireland and the Republic of Ireland, and periodically to GB, including overnight stays. Right to work in the United Kingdom.

Desirable Skills

  • NVQ Level 3 or above in Construction Site Supervision, Occupational Work Supervision or a related construction discipline.
  • Experience of working on historic or older traditional buildings, roofing works, joinery, or other relevant specialist construction projects.
  • Asbestos awareness training and experience of working to an asbestos management plan.
  • Experience of supervising works in occupied domestic properties, social housing, schools or healthcare environments.
  • Experience of mentoring or supervising apprentices and trainees.
  • Demonstrable working knowledge of one or more of the following: damp-proofing, timber preservation, structural repair or basement/structural waterproofing.
  • A current, valid health and safety supervisory qualification (e.g. CITB SSSTS, CSR Supervisor card or CSCS Supervisor/Gold card), or willingness to obtain within three months of appointment.
